Interior Paint Colors in a New Build: How the Decision Actually Works

Choosing interior paint for a new build is not the same job as repainting a room you already live in. You are picking colors for rooms you have never stood in, with light you have never seen, against finishes that are not installed yet.

That sounds harder than it is, as long as you take the decisions in the right order.

Paint comes last, not first

Paint is the cheapest and most flexible surface in the house, which is exactly why it should be chosen after the expensive, inflexible things. Flooring, cabinets, countertops, tile and trim come first. Paint is what ties them together.

Homeowners who pick a wall color first almost always change it once the floor goes down. There is no harm in having a direction in mind early. There is real harm in ordering everything else to match it.

One color through the main floor, usually

Open plans have largely settled this. When the kitchen, dining and living areas are one space, a single wall color running through them makes the house feel larger and stops the transitions looking accidental.

That leaves bedrooms, the powder room and any separated office or den as the places to do something different. A single accent in a room with a door is a much safer risk than an accent wall in an open plan.

Sample on site, on the wall, at two times of day

A chip under store lighting tells you almost nothing. Once the drywall is finished, put a decent-sized sample of your top two or three directly on the wall in the actual room, and look at them in the morning and again in the evening.

Pay attention to north-facing rooms in particular. They get cool, indirect light all day, and a warm white that looked right in the kitchen can turn grey and flat in there.

Sheen matters more than people expect

The same color in two sheens can look like two different colors. Flat hides drywall imperfections and marks easily. Eggshell and satin clean up but show more of the wall behind them. Trim and doors take a harder finish than walls.

In a new build this is worth getting right the first time, because the walls are perfect on day one and will never be easier to paint.

About the annual color-of-the-year lists

Sherwin-Williams, Benjamin Moore and the rest publish their palettes and their color of the year annually, and those are a useful starting point. They publish them on their own sites, which is where you should look, because the names and lineups change every year.

What they cannot tell you is how a color will behave in your house, with your windows, your floors and your light. That part only happens on site.
